Neyer Properties, Inc., a full-service commercial real estate organization, is seeking an experienced Vice President of Construction to: 1) lead and manage the internal operations of the Development and Capital Expenditure Construction Departments; 2) lead and/or oversee the planning, budgeting, scheduling, management and the design and construction of development projects and capital expenditure projects; 3) work with the Development Department to bring projects from concept to completion; 4) work with Acquisitions and/or Asset Management Department(s) to bring capital expenditure projects from concept to completion; and 5) assist the Asset Management as needed in the delivery of tenant improvements.

Responsibilities:

  • Manage the Development and Capital Expenditure Departments which including the following responsibilities and activities:
    • Monitor work load and assign projects
    • Oversee Construction Department to ensure projects meet budget and schedule goals while maintaining customer satisfaction
    • Provide professional development assistance to the Construction Department
    • Develop and maintain all construction and operational systems, processes, and tools to increase department efficiencies and third party resources
    • Work with the Acquisitions, Asset Management, and Development Departments to establish initial project scope for assigned new acquisitions, new developments, or existing asset capital improvement projects
    • Manage the pre-development and pre-construction services including conceptual estimating, scheduling, and scope refinement
    • Update/further define scope of work, specifications, and project schedule tailored to each project
    • Solicit, hire, and oversee architects and engineers throughout the design and construction document phases
    • Solicit, hire, and oversee contractors throughout construction activities, to ensure all projects are delivered on time, within budget and in accordance with the company and ownership requirements
    • Review and approve pay requests during design and construction
    • Ensure project quality standards are met
    • Ensure all projects are closed out including accurate and complete owner warranties and as-built drawings
    • Manage monthly reporting of project updates, including expect-to-spend projections, project constraints, and recommended corrective actions, if any

Required Attributes:

  • 15 or more years of experience in construction project management in a real estate development and/or construction environment including design/build
  • Strong leadership abilities; can lead individuals and teams to successful outcomes for all involved; understands department responsibilities and goals, and implements a plan to achieve success
  • Strong business acumen as it relates to sales, contracts, finance, and overall business strategy
  • Ability to think creatively and strategically, develop and implement action plans, and see those plans through completion
  • Self-starter with the ability to work independently, prioritize, troubleshoot, and manage time effectively
  • Excellent oral and written communication skills
  • Assertive, decisive, energetic, strong constitution
  • Flexible; possesses the ability to improvise and make mid-course corrections as needed
  • Values relationships with others; regards them as essential for personal, professional, and organizational growth
  • Bachelor’s degree in Construction Management, Civil Engineering or Architecture preferred
  • Must have and maintain a valid driver’s license and must also possess an automobile that is available for company use (mileage reimbursement will be provided)
  • Work will occasionally require some physical activities such as:
    • Lifting and/or carrying objects weighing up to 10 pounds
    • Climbing ladders or scaffolding
    • Walking and standing on job sites for extended periods of time
    • Working in areas that might be somewhat uncomfortable due to noise, temperature variations, odors, etc.
